FUNDING SOURCES The Funding Sources module is used to define the various sources of funds you receive from any sources (State, Federal or Private). Features include:
PROPERTIES The Property Module tracks specific information about the property you are working with including Assessment and Control Types for Lead Paint. A client can have one or many properties, and each property many have multiple loans or grants. Features include:
CLIENTS The Client Module is the foundation for all activity and tracks name, address, contact numbers, income, household occupants and other demographics required by HUD. This module also includes a note pad for recording internal notes and communications with the client. The Activity grid allows you to track various client "Activities". Features include:
TENANTS The purpose of the Tenant Module is to track the residents in your "non-owner occupied" properties. The module collects Tenant names, mailing address, other occupants, tenant demographics, income, lead notices, occupancy dates, and more. Features include:
PAYMENTS The Payments Module allows you to record all payments received on any loans made by your agency. CDM will automatically calculate the payment due, including principal, interest and late fees based on the payment received date.. Features include:
LOANS
The Loan Module will make monitoring "Self Amortizing" loans (those that are forgiven over a specific period of time) easy! It also handles your Installment Loans (payments are being received), Grants, and Deferred loans. CDM is unique in that multiple funding sources may be used on a single loan. Payments received will then be tracked and distributed proportionately to those funding sources. This module also allows you to track information relating to the Loan Originator such as the "Good Faith Estimates, Truth in Lending, HUD1 and HUD1a" along with the Affordability time ending date for payments received. CONTRACTORS The Contractor Module is used to maintain your Contractor Database. Features include:
WORK PLANS The scope of work is defined in the Work Plan module, and your work plan may be as general or as detailed as you choose. The funding source and the contractor responsible for completing each work item is identified, as well as your internal cost estimates, change orders, and accepted bid amounts. Features include:
DISBURSEMENTS The Disbursement Module is used to keep track of payments made to your contractors. Features include:
BIDS The Bid Module is useful for recording the bids received from your contractors, and the contractors receiving contracts. You will be able to compare contractors' bids, work item by work item and run reports to analyze the bids. Features include:
REPORTS CDM comes standard with over 160 reports covering all the modules within CDM. Features include:
ESCROW The optional Escrow Module will keep track of your escrow account on a per loan basis. CDM will calculate the period escrow amount you need to collect based on the future disbursements you define (e.g. for property insurance and real estate taxes). Features include:
